Post-Purchase & Revenue Follow-Up
Mutation pending for 14 months after registration
Background
An NRI had registered a residential plot in Gandhinagar 14 months earlier but mutation had never been filed.
Problem identified
The seller’s name still appeared in revenue records, leaving the title vulnerable to misuse.
Investigation
We filed the mutation application with the City Survey Office, attached the registered sale deed, and followed the public-notice period.
Resolution
Mutation was completed and the buyer’s name reflected in the Property Card within 45 days.
Lessons learned
Registration is not the end — file mutation within 90 days to secure your title.
From abroad, I could not chase the mutation. They did it end to end.
