Agricultural Land & Tenancy
Boundary shifted by 38 feet on site
Background
An NRI buyer had agreed in principle to purchase 4.2 acres of agricultural land near Sanand for a small farm-house-cum-warehouse project. The 7/12 was clean, the price was attractive, and the broker pressed for a token payment.
Problem identified
The file was clean, but the plot was not. The seller was showing a neighbour’s frontage along the road as part of the survey number.
Investigation
Our licensed surveyor conducted a physical demarcation against the 7/12 and the village map. Corner pillars were missing and the actual road-front boundary sat 38 feet inside what the seller had walked the buyer through.
Resolution
The buyer withdrew before paying ₹ 42 lakh in token money. The seller later admitted the boundary had been “informally adjusted” years earlier with the neighbour.
Lessons learned
A clean 7/12 confirms ownership, not possession. Always demarcate before token money.
They found what the broker would never have shown us. The ₹ 42 lakh stayed in our account.
